Back-to-School Traffic Safety Tips from VVPD

School’s back! Here's your friendly reminder to slow down, look up and share the road!

Drivers:
Watch your speed — many Vacaville school zones have a 15 mph speed limit while children are present.
Put the phone down and keep your eyes on the road.
Yield to pedestrians in crosswalks and watch for crossing guards.
Follow all posted signs and traffic laws (please don’t make U-turns in congested areas).
Use designated loading/unloading zones to drop off and pick up children safely and out the busy lanes of traffic.

Students and pedestrians:
Use crosswalks and look both ways before crossing the street.
Stay alert, look up and be aware of the traffic and people around you.
Put the phone down and take the headphones off while walking through school zones.
Make sure drivers can see you before stepping into the street.

Whether you're walking, biking or driving, we all play a role in getting our students to and from school safely. Let's work together to keep our kids (and yourself) safe!

Understanding the Difference Between Office, Retail, and Industrial Properties

Commercial real estate includes many different types of properties. Office, retail, and industrial spaces may all be commercial buildings, but they serve very different purposes.

Understanding those differences is an important part of evaluating a property.

Office Space
Office properties are designed primarily for professional and administrative activities. The ideal configuration depends on the number of employees, customer visits, meeting requirements, technology needs, and company culture.

Some businesses need private offices, while others benefit from open workspaces or conference areas.

Retail Space
Retail properties need to support customer interaction. Visibility, parking, accessibility, signage, floor layout, and surrounding businesses can all influence how effectively a retail space functions.

The physical location may be especially important because customers need to be able to find and access the business.

Industrial Space
Industrial properties can accommodate manufacturing, warehousing, distribution, assembly, or other operational activities.

Loading access, ceiling height, power capacity, parking, storage, truck access, and zoning can become particularly important considerations.

Mixed-Use Properties
Some commercial properties combine different uses. Mixed-use environments can provide flexibility but may also involve additional considerations concerning how the different uses interact.

The Right Property Depends on the Business
There is no universal "best" commercial property type. The appropriate choice depends on what the business needs to accomplish.

Premier Commercial Real Estate's Solano County listings include office, retail, industrial/flex, land, and mixed-use opportunities.

Understanding the differences between property types can help business owners ask better questions and evaluate commercial real estate based on how the property will actually be used.

What Makes a Good Commercial Real Estate Location?

Location is one of the most important considerations in commercial real estate, but "good location" does not mean the same thing for every business.

A successful location depends on how the property supports the company's customers, employees, operations, and long-term goals.

Customer Access
Retail businesses may place a high priority on visibility, traffic patterns, parking, and ease of access.

A business that primarily serves other businesses may have different requirements.

Employee Access
Transportation matters for employees as well as customers. Proximity to major roads, public transportation, residential areas, and other amenities can influence how practical a location is for a workforce.

Property Use
A property's permitted use is another important consideration. Zoning, building requirements, parking, signage, and other regulations can affect whether a particular property is appropriate for a business.

Growth Potential
Businesses should think beyond today's needs. A company that expects to add employees, inventory, equipment, or customer capacity may eventually outgrow a space that seems perfect at first.

The Surrounding Business Environment
The businesses surrounding a property can also matter. Retailers may benefit from complementary businesses nearby, while professional offices may value proximity to other commercial services.

Local Knowledge Matters
Commercial real estate involves more than looking at a building. Understanding the local market, neighborhoods, businesses, transportation patterns, available properties, and development activity can help put an individual property into context.

Premier Commercial Real Estate focuses on commercial real estate in Solano County and emphasizes local knowledge developed through years of involvement in the area's business community.

For businesses evaluating commercial property, looking beyond the building itself can reveal whether a location truly fits the company's needs.

Buying Commercial Real Estate Is About More Than the Building

When people look at a commercial property, the building itself naturally gets most of the attention.

The square footage. The condition. The parking. The layout.

But a commercial real estate investment involves much more than four walls.

Start With the Intended Use
The first question should be practical: what is the property supposed to accomplish?

An office user, retailer, industrial operator and investor may look at the same property and see completely different opportunities and limitations.

Consider the Numbers
Commercial real estate decisions involve financial considerations such as purchase price, operating expenses, potential income, financing and investment objectives.

The appropriate analysis depends on the type of property and the buyer's goals.

Think About the Future
A property should also be considered in the context of its surrounding area.

What businesses are nearby? What development is occurring? Is the area changing?

No one can predict every future market condition, but understanding the local environment can provide important context.

Due Diligence Matters
Commercial real estate transactions can involve inspections, leases, zoning, environmental considerations, financing, title issues and other details.

That is why a commercial property should be evaluated carefully before a transaction is completed.

Premier Commercial, Inc. describes its role as helping clients save time throughout the process, advocate for their interests and provide resources intended to help maximize yields and returns on investment.

The most attractive property is not necessarily the best property.

The better question is whether the property makes sense for the intended use, financial objectives and broader market.

That is what makes commercial real estate analysis so important.

What Makes a Commercial Property Location Valuable?

“Location, location, location” is one of the oldest phrases in real estate.

In commercial real estate, however, location is about much more than having a good address.

A property's value and usefulness can be influenced by access, surrounding businesses, demographics, zoning, visibility, traffic patterns and the needs of the intended user.

Premier Commercial, Inc. is a full-service commercial real estate firm based in Fairfield and serving Solano County. Its services include industrial, office and retail leasing, investment property sales, land sales, development consulting, business opportunities, apartment sales, property management and real estate lending.

Access Matters
A property may look excellent on a map, but practical access is important.

How easily can customers reach the location? Can employees get there conveniently? Is there appropriate parking or loading access?

The answers depend heavily on the type of property.

The Surrounding Area Matters
A retail property may benefit from nearby traffic and complementary businesses.

An industrial property may have different priorities, such as access for vehicles, proximity to transportation routes financial considerations such as purchase price, operating expenses, potential income, financing and can involve inspections, leases, zoning, environmental considerations, financing, title issues and other or compatibility with surrounding uses.

An office property can have different considerations again.

There is no universal definition of a “good” commercial location.

Zoning Is Part of the Equation
A property's permitted uses matter.

A buyer or tenant needs to understand whether the property can legally support the intended use and whether other requirements may apply.

That is one reason commercial real estate decisions involve more research than simply looking at the building.

Local Knowledge Has Value
Commercial properties exist within a larger economic and community environment.

Understanding local businesses, development patterns, available properties and the area's resources can help put an individual property into context.

Premier Commercial, Inc. describes its local involvement and knowledge of Solano County as a central part of its approach to commercial real estate.

A successful commercial property decision begins with more than a building.

It begins with understanding how that building fits into the market around it.

8 Fun Facts You May Not Know About Fairfield, California

Every city has its stories, but some places have more interesting history hiding in plain sight than others. Fairfield, California, is a great example.

Located in Solano County between the San Francisco Bay Area and Sacramento region, Fairfield has a history that reaches back much further than many people realize. Here are a few fun facts about the city.

1. Fairfield Was Named After Another Fairfield

Fairfield was laid out in 1856 by Captain Robert H. Waterman, a clipper-ship captain who had traveled around the world multiple times.

He named the California community after his hometown of Fairfield, Connecticut.

2. Fairfield Has Been the County Seat Since 1858

Fairfield became the Solano County seat in 1858 after voters approved moving the county seat from Benicia.

Waterman donated 16 acres for county buildings, helping establish Fairfield's role as an important center of government.

3. Fairfield Wasn't Incorporated Until 1903

Although the town was established decades earlier, Fairfield wasn't formally incorporated as a city until December 12, 1903.

That means the community had already been around for nearly half a century before officially becoming a city.

4. The Area Has Thousands of Years of History

Artifacts discovered in nearby Green Valley have been dated to thousands of years ago. The area was home to Indigenous communities long before Fairfield became the city we know today.

5. Fairfield Is Closely Connected to Travis Air Force Base

Travis Air Force Base was established east of Fairfield in 1942 and has played an important role in the area's economy and history ever since.

The base later became Travis Air Force Base and was annexed into Fairfield in 1966.

6. Jelly Belly Calls Fairfield Home

Yes, those colorful little jelly beans are part of Fairfield's story.

Fairfield is home to the Jelly Belly Candy Company, whose factory has become a well-known attraction for visitors.

7. Fairfield Is Close to Wine Country

Fairfield sits near Suisun Valley and Green Valley, areas known for vineyards and wineries.

So Fairfield residents don't have to go very far to enjoy Northern California wine country.

8. Fairfield Sits Between Major California Destinations

Fairfield's location puts it roughly between San Francisco and Sacramento, while Napa Valley is also nearby.

Its location along major transportation routes has helped Fairfield grow into an important community for residents and businesses.

A City With More Stories Than You Might Expect

Fairfield may not always get the same attention as San Francisco, Sacramento, or Napa, but that's part of its charm. Its history combines agriculture, transportation, military influence, food, wine, business, and a diverse community.

Sometimes the most interesting places aren't the ones with the biggest headlines—they're the ones with the best stories.

Service Beyond the Call | Vacaville Police Department Looks into Possible 'Brushing' Scam

VACAVILLE, Calif. — In the spring of 2026, officers with the Vacaville Police Department responded to two separate incidents where Vacaville residents reportedly received dozens of packages they never ordered. As one of our perceptive officers discovered, they’ve likely fallen victim to a 'brushing' scam.

According to the U.S. Postal Inspection Service, brushing scams happen when online sellers send unsolicited packages to real addresses so they can create fake "verified purchase" reviews and boost product ratings.
